Booking Terms & Conditions
Both guests and hosts of STRA in NSW are bound by the NSW Fair Trading Code of Conduct for the Short-term Rental Accommodation Industry (2021). STRA number: PID-STRA-22925
- Full payment is required at the time of booking.
- Guest must not travel to or stay at the cottage if they are symptomatic (COVID-19 Symptoms). Should any guest develop symptoms during or immediately after their stay (within 1 week), we request that you notify us immediately to help us protect the local community, guests and support staff.
- For bookings made for NSW school holidays, long weekends or public holidays, a cancellation fee equal to the full rate for accommodation is payable if the booking is cancelled. No refunds will be provided.
- At all other times, a cancellation fee equal to 1 night's accommodation is payable if a cancellation is made within 2 weeks of check-in.
- For the safety of the local community and Roseleigh Cottage support staff, NSW Government requirements may force us to cancel your booking and at any such times, we will provide a full refund.
- In the event of a refund being provided, standard PayPal transaction fees apply.
- Full payment is required at time of booking.
- Guests are required to remove their own rubbish when leaving as there is no council garbage pickup at this location. Rubbish must not be burnt at anytime.
- Arrival time is 2.00PM onwards and checkout time is 10.00AM.
- Roseleigh Cottage is strictly a NO SMOKING property. Guests are asked not to smoke at anytime.
- A limited amount of kindling is provided as a ‘starter’ for the internal slow combustion fireplace) in colder months. Guests are to BYO wood. Firewood can be purchased from Gloucester Tops Caravan Park which is located 1km past Roseleigh Cottage (on Gloucester Tops Rd). It is recommended that you call prior to arrival and arrange for the purchase of firewood. Ph: (02) 6558 3155.
- We reserve the right to decline bookings or future bookings should terms and conditions be breached or damage of any kind is found at the conclusion of your stay.
